Important changes to running a business from home in Maroondah

Business-at-home.jpg Home-based businesses need to be aware of changes to the Maroondah Planning Scheme which may impact them.

Under the Maroondah Planning Scheme, there are rules relating to running a home based business.

Some important changes have been made the scheme, which may impact your business.

Maroondah Councillor and Maroondah Business Advisory Committee member Rob Steane said the changes will assist smaller home based businesses in Maroondah.

“Under the current planning scheme, there is a list of requirements for home based businesses in Maroondah that exempt business owners from having to apply for a planning permit to operate that business. These requirements cover the number of people who do not reside at the dwelling who can work in the business; the net floor area the business can occupy in the dwelling; the effect of the work undertaken on the amenity of the neighbourhood; and the circumstances in which goods or services can be offered for sale from the dwelling,” said Cr Steane.

“The changes to the exemptions mean that more businesses on the smaller end of the scale do not need to apply for a planning permit,” said Cr Steane.

“Firstly, the number of people who can work in the home based business, but who do not reside at the dwelling, before a planning permit is required, is now up to two people,” said Cr Steane.

“Secondly, the floor area of the business (including storage areas) has been increased to 100m2 net floor area (up from 50m2 gross floor area), or one-third of the dwelling, whichever is less,” said Cr Steane.

“Thirdly, the requirement that no goods other than goods manufactured or serviced as part of the work taking place at the property may be offered for sale, no longer applies to goods offered for sale online, though any goods offered for sale online must not be collected from the dwelling,” said Cr Steane.

“There are circumstances when a planning permit may be issued if you are working from home, and some of these have also changed. You may be granted a planning permit which allows up to three people (increased from two) who do not live in the dwelling to work in the business. A home based business may now be granted a permit to occupy a floor area of up to 200m2 (up from 100m2), or one-third of the net floor area of the property, whichever is less,” said Cr Steane.

“Council believes that these changes reflect the changing nature of home based businesses in Maroondah and provides greater flexibility for small business owners to run their business from home,” said Cr Steane.
